If you have orders to the Air Force Academy, you are going to get a lot of advice about Colorado Springs. Most of it is written for Fort Carson.
That matters, because Fort Carson is on the south side of the metro and the Academy is on the north. A house that makes a Fort Carson assignment easy can make an Academy assignment miserable, and vice versa. The commute across Colorado Springs at duty-report time is not a five-minute difference.
Monument and the Tri-Lakes sit about five miles north of the Academy's North Gate. Here is the honest case for and against.
The geography, precisely
Colorado's I-25 exit numbers are mileposts, which makes the distances easy to verify.

The Academy's own housing information describes Monument as "about 5 miles to the north." Local guides put the North Gate drive at 10 to 15 minutes from Monument, with essentially every Monument subdivision inside a 20 to 25 minute drive.
Peterson Space Force Base sits on the southeast side of Colorado Springs, sharing an airfield with the municipal airport. Schriever is roughly 10 miles further east of Peterson. Cheyenne Mountain Space Force Station is on the southwest side.
I am deliberately not publishing drive times to Peterson, Schriever, Fort Carson or Cheyenne Mountain. Those are 28 to 42 miles from Monument depending on the installation, and the honest answer is that traffic on I-25 and Powers Boulevard makes any single number misleading. Run your actual route in a maps app with "arrive by" set to your duty report time, on a weekday. Do it before you commit to a neighborhood, not after.
The short version: Monument is an Academy town. If your assignment is to Peterson, Schriever or Fort Carson, look south and save yourself an hour a day.
What the Tri-Lakes offers a military family
Schools that hold up. Most of Monument and Palmer Lake sit in Lewis-Palmer District 38 — about 6,405 students, top 5% of Colorado districts, two high schools ranked in the top 10% statewide with graduation rates of 92% and 91%. D38 opened a Career and Innovation Center in 2025 with aerospace engineering, advanced manufacturing, welding and electronics programs, housing the only full-size robotics field in the state.
One accuracy note, since it gets repeated everywhere: D38 is currently rated "Accredited," not "Accredited with Distinction." It held Distinction from 2009 through 2024. Neighboring Academy District 20 — which covers Gleneagle and the area immediately around the Academy — currently holds the higher rating, and its Discovery Canyon Campus is an International Baccalaureate World School running the full PreK–12 IB continuum.
For a family that moves every two to four years, an IB program has a specific advantage: it transfers internationally in a way a state curriculum does not. Worth weighing. Details in our school district guide.
A community that understands the cycle. The El Paso County region counts roughly 32,688 active duty members and 101,699 total military-affiliated residents, with a combined annual economic impact around $6.78 billion. Fort Carson and Peterson-Schriever together generate 350+ separations a month, and about 19,500 military spouses are in the local workforce. Nobody here is confused about what PCS season means.
The setting. Ponderosa pine, Pike National Forest at the town's western edge, Fox Run Regional Park's 417 acres, and the New Santa Fe Regional Trail running 14 miles from Palmer Lake south. Note that the 6.9-mile section crossing Academy grounds is currently closed by military order.
The three things that genuinely surprise incoming families
1. The snow. This is the big one.
Monument averages roughly 111 inches of snow a year. Colorado Springs, twenty miles south, averages about 33 inches.
Families PCSing from warm-weather bases consistently underestimate this. It is a function of elevation — Monument sits just under 7,000 feet on the Palmer Divide — and it comes with strong wind. Plan for a capable vehicle, a snow blower or a plow contract, and a longer winter than the Colorado Springs brochures suggest.
If you are arriving in July, drive the neighborhood and ask a neighbor what January looks like.
2. Metro district taxes.
This is the line item that catches military buyers hardest, because BAH is fixed and this is not.
Some Monument communities carry metro district mill levies above 60. Others carry none. On a $750,000 home, that is a swing of roughly $267 a month in your payment:

3. Wildfire and insurance.
The Monument Fire District's 2025 Community Wildfire Protection Plan covers 43,000 residents across 62 square miles and identifies the town and surrounding subdivisions as its highest priority, with Woodmoor specifically designated a high hazard area of concern due to dense housing in heavy fuels. Palmer Lake is a classic wildland-urban interface community; the 2002 Hayman Fire prompted evacuation alerts there.
Get an insurance quote during your inspection period. Premiums and availability have shifted meaningfully, and discovering a problem after your contingencies expire is a bad position to be in on a compressed PCS timeline.
Buying on a PCS timeline
Start before you have orders in hand if you can. Inventory in specific Monument neighborhoods is thin — Woodmoor's larger lots, Kings Deer acreage — and the right house does not repeat quickly.
Budget realistically for the market you are entering. Monument's median sale price was about $799,000 in June 2026 at roughly $237 per square foot. More attainable options exist: Gleneagle averages around $630,000, and Monument Junction's duplexes start in the low-to-mid $400s.
Expect a slower market than you may be used to. Average days on market is 73, with 426 active listings. That works in your favor as a buyer — you have negotiating room on anything that has been sitting — but it also means you should not panic-buy in a three-day house-hunting trip.
Use your VA benefit deliberately. No down payment and no PMI are significant here given the price point. Ask your lender early about how a metro district levy affects your escrow and your debt-to-income calculation, because it is a larger factor in Monument than in most markets.
If you might rent it out later, ask about the neighborhood's rental demand and any HOA restrictions on leasing before you buy. Academy assignments turn over, and a house that rents well is a different asset than one that does not.
